Our Landlord Fees

Our tenancy set-up fee is £360.00 including VAT. This charge is per tenancy and includes all marketing activity; online advertising on our website and national portals such as OnTheMarket.com, Zoopla.co.uk and Rightmove.co.uk; arranging and accompanying viewings; negotiating tenancy terms; obtaining reference reports for proposed tenants; undertaking right to rent checks; and preparing tenancy agreements.

Preparation of an Inventory and Schedule of Condition by an inventory clerk will depend on the size and style of the premises. The cost is borne by the Landlord. Inventory and Check-in charges are likely to range from £210.00 to £462.00 including VAT. Check-out reports are likely to range from £114.00 to £234.00 including VAT. These ranges assume the property is unfurnished; furnished or part-furnished properties incur an additional charge. Please contact us for a quotation.

Offered on request at £30.00 including VAT per hour, plus travel and other reasonable expenses and costs. This includes additional property visits where we manage the property, waiting time, arranging extra keys, cleaning, safety checks, smoke or carbon monoxide alarms, an Energy Performance Certificate, or consent from a lender or Superior Landlord.

Where we do not provide Property Management Services, visits are optional and are carried out only following your written request. Each visit is charged at £48.00 including VAT.

Preparation of our standard assured periodic Tenancy Agreement is included within the Tenancy Set-up Fee.

Checking and making alterations requested by your solicitor to our standard Tenancy Agreement is charged at £30.00 including VAT per hour or part-hour.

Preparing and serving notice to terminate a tenancy where we do not manage the premises is charged at £42.00 including VAT.

One visit to your property during a void period, carried out during normal office hours, is charged at £48.00 including VAT.

Instructing contractors during a void period, or where we do not manage the premises, is charged at £18.00 including VAT, payable in advance together with the contractor's cost. This service is available where we have written instructions from the Landlord and hold sufficient cleared funds for the work and our fees.

We charge a supervisory fee of 12% including VAT of the total cost of work exceeding £1,000.00 including VAT, subject to a minimum fee of £120.00 including VAT.

Supervising the partial or total refurbishment of the premises is charged at 12% including VAT of the total cost of the work, subject to a minimum fee of £300.00 including VAT.

Where the Landlord is not resident in the UK, we charge an administration fee of £72.00 including VAT each quarter for tax retention and completion of documentation required by the Centre for Non Residents.

We protect the tenant's deposit with TDS Custodial. There is no charge to use this scheme.

Preparing documentation for County Court proceedings or TDS adjudication is charged at £180.00 including VAT, plus reasonable costs and expenses. Attendance at court or a tribunal on your behalf is charged at £180.00 including VAT per hour, plus reasonable costs and expenses.

Duplicate statements for you or your accountant are charged at £12.00 including VAT per statement, or £108.00 including VAT for all statements covering a tax year.

Advertising in specialist publications, or preparing brochures detailing the premises and photographs where applicable, is subject to an additional charge. A quotation will be provided on request.

If you agree to a change of tenant during an existing tenancy, we charge £60.00 including VAT to prepare the documentation and arrange for the tenant to sign the tenancy agreement.

For Full Management or Let & Rent Collection, funds are normally transferred to the Landlord's bank account by BACS. Transfers often arrive the same day, although this is determined by the receiving bank. A CHAPS transfer is charged at £48.00 including VAT for each payment, covering our administration and the bank charge.

If you instruct us to proceed with a proposed tenancy and subsequently withdraw your instructions, you must meet costs and expenses incurred up to £420.00 including VAT and pay the equivalent of three months' commission at the Let Only percentage, up to a maximum of £1,440.00 including VAT.

If required, we charge £144.00 including VAT (£120.00 plus VAT) to supply an Energy Performance Certificate for your property.
